I thought it would make sense to create a resource page that you can always come to for all of your real estate investing needs. I’ll add to it as I learn more, but you’ll notice that in the future I will reference this page quite often. I recommend bookmarking it for your reference and convenience.

Because it’s incredibly easy to use with 1-click automatic WordPress installation and excellent customer service via phone or chat. I HIGHLY RECOMMEND using Bluehost for your first site. Also, you can use the same hosting account for multiple domains if you plan on creating more websites.

LeadPages

Continuing on the easy-to-use theme, this is by far my favorite tool for easily creating high-quality landing pages and squeeze pages. This is what I use for all of my squeeze pages for my buyers and sellers and wholesaler lists. LeadPages will help you convert viewers into subscribers or buyers. CRM

This choice is definitely your personal choice. I know many investors who use Podio which you can customize your website from scratch and with nominal fees.

I have actually used Freedomsoft for my buyer sites, do blast out my wholesale properties to my buyers. This worked really well. Its 99 a month for the basic plan and I literally have used this just for a website to post my properties with pictures and send to buyers. You then get an email notification when a buyer opens your email which is pretty cool. Check it out here

In the end though you will have to see what works for you as even a Google doc will work for you.

GetResponse

I use Getresponse. plans range from 50 to 250 month. This is a very efficient way to organize your buyer and seller emails. Or whatever email addresses you are saving and blasting properties. It gives you many options for templates and you can create autoresponders for different lists. Very awesome tool. I use it daily, ask my buyers on my list lol they may say I use it too much..

Also for text blasts I use www.callfire.com which allows voice and text blasts. Very cool. You can create a local number in your market and send out marketing for your properties via sms text or a voice blast where you save phone numbers, create a message and blast to everyone. Very efficient. You can use this btw for buyers, sellers, prank your in-laws, just kidding. well, not really. (here is the link)

Buyers and sellers in the biz….

Finding cash buyers:

Cam dunlap software:

this is a must. This or some other cash buyer skiptrace software. You NEED real buyer leads in your business. This will show you real cash buyers that have bought in your chosen counties within the past 90 days for CASH. No loans, just cash purchases. The lifeblood of your real estate biz. Saves a lot of time, instead of prequalifying Craigslist leads posing as cash buyers (agh annoying isn’t it…They go to a workshop and act like they’re a cash buyer lol) Anyway back to the software. I wrote a book step by step on how to find these buyers, skiptrace them, call them, what to say, etc find it here….The software is like 97 a month I believe but definitely one of the better investments you will make in your biz. Yellow letter for buyers and sellers

I use them for postcards, yellow letters, pink letters, white letters and everything in between.. They are a one stop shop. You submit the list to them (which if you don’t have, they can help) and they handle the letter creation, fulfillment, and mail delivery. Very efficient. Try the coffee stain letter, I’ve gotten many seller calls back on that one lately! (Use this link)

Finding motivated seller lists:

You can use absentee owners and vacant properties here with FMSNOW. This gives you access to all absentee owners in any state in the US. Remember these can be a buyer or a seller…. or try www.listsource.com has info on absentee owners in any area of the country as well. I use both regularly. Finally check your local area for companies or if your county has an online database that you can pull up for probate or divorce records. (Use this link)

Funding:

Funding is obviously one of your major hurdles in this business and with unlimited funding you can fund all of your deals…Here are some resources you can use to help in either transactional funding or hard money. Obviously its always better to raise private money with a lower rate, but sometimes our parents, family and friends are tapped out lol. This is where you go to..

Transaction Funding for same day closes. I’ve run into issues needing money funding same day closes, or double escrow closes. In these situations and if you have a contract with an end buyer you can use up to 600k transactional funding here. You will have to pay an upfront fee of 1500 but then no more fees for the year. With one closed deal it makes it worth it. (check it out here)

If you’re looking for some additional hard money for rehabs, I’ve had many people benefit from this source. Expect 4-6 points and 12-17% interest rate. Pretty decent, and especially if you have a killer deal with a solid profit, and you dont have any private money lined up, you can go this route. Remember focus on your profit number, and if it makes sense based on conservative numbers, then maybe worth it. He also has a solid coaching program and mentorship. (Check it out here)

VAs

You can find these all over these days. I found mine back in the day from www.elance and www.odesk which just joined forces to become www.upwork.com or here are 7 you can check out as well. You can have them do really whatever….from paperwork to calls to admin to billing ,etc.

Remember the most important part of all of this is the phone….Use the phone daily for buyers and sellers. You can literally make a million dollars from the phone! Don’t be scared of it, master it and use it daily. For some motivation on using the phone check this clip here.
